Q: How many homes will be in Riverside?
A:

Our one-unit-per-acre zoning means we’ll have 545 custom homes spread out over 545 acres. More than half of the acres in Riverside are permanently preserved, ensuring the community's natural beauty.

Q: What makes Riverside different?
A:

With spacious quarter- to half-acre homesites, added privacy and stunning natural views of parks, water, or woodlands, Riverside features custom-designed homes – but with flexibility. Buyers can choose the perfect lot and create their dream home from the ground up, using existing plans and modifying or customizing fully. Builders’ on-staff design consultants help with everything from picking fixtures to coordinating colors.

Q: What is the Bolden Grove neighborhood?
A:

Comprised of 27 generously-sized home sites, each backing to protected woodlands, wetlands or a lagoon, Bolden Grove is one of Riverside’s premier custom homes neighborhood. Named for the two groves of dense woodlands that frame the neighborhood, Bolden Grove serves as both an elegant oasis for its residents and a gracious gateway to Bolden Park and its 20-acre centerpiece, Bolden Lake. Located within easy walking distance of Bolden Grove homes, the lake will offer its own special amenities including a large boardwalk, kayak launch, a mile-long lakeside trail and more.

Q: What is the Bolden Lake neighborhood?
A:

Located in the heart of the Riverside community, this neighborhood includes a first for Riverside: lakefront homes overlooking Bolden Park and its 20-acre centerpiece, Bolden Lake. Distinctive custom homes sit on large, private lots, each seamlessly integrated into the natural surroundings and thoughtfully planned to provide exceptional views and privacy. Set amidst a rich natural landscape, roads wind around magnificant trees and homes are carefully tucked among historic live oaks, palmettos, and loblolly pines. In keeping with its low-density (only one home for every acre of land), abundance of mature trees, and emphasis on protecting green space, the architecture is slightly more informal and relaxed.

Q: What is Bolden Park?
A:

With pristine, 20-acre Bolden Lake as its centerpiece, Bolden Park serves as a natural gathering place for everything from informal get-togethers and community functions. Featuring an expansive Ipe boardwalk, oyster tabby plaza, welcoming lawn area, abundance of shade trees, and park benches, Bolden Park is an immensely popular and highly treasured amenity for the entire community. Residents enjoy easy access to the lake waters, where they can launch a kayak or canoe, paddle its calming waters, try their luck fishing, and even venture out to visit the landscaped island in the lake's southern end.

Q: Will there be separate Riverside amenities?
A:

Yes. Currently, Riverside residents enjoy access to all of Carolina Park’s amenities, including miles of sidewalks, bike paths and trails, as well as the Residents Club with its Jr. Olympic pool, nautical-themed playground, outdoor pavilion, tennis courts, 2-acre Great Lawn, and dog park. 

Within Riverside itself, Bolden Park and its 20-acre lake feature large, welcoming lawns, an expansive Ipe boardwalk, inviting park benches, large shade trees, and the first stretch of what will eventually be a mile-long trail circumnavigating the lake. Future plans for Riverside currently include a separate pool amenity.

Q: What types of features are included in Riverside homes?
A:

The homes are built on crawl spaces with detached or attached garages featuring Hardieplank© exteriors; architectural shingles with metal roof accents or all-metal roofs; large front porches and back screened porches; natural gas or wood burning fireplaces; extensive trim and molding packages; 10-foot ceilings; 8-foot doors; a variety of finishes and fixtures for every room in the house; hardwood floors; higher-end appliance packages, including gas ranges or cooktops; granite and marble countertops; custom built cabinets; custom shelving; tankless water heaters; fully landscaped yards with irrigation; and more.

Q: Are there model homes in Riverside?
A:

Carolina Park has 5 model homes in all, including SBC Home’s Show Home located in Riverside. To schedule a tour, please contact Haley Cuzzell or Patty Lynn Connell at the Carolina Park Sales Center. 

Q: How long does it take to build a home?
A:

It takes about 7–9 months to build the home, then we allow 2–3 months for finalizing plan changes, DRB approval, and permitting with the town of Mount Pleasant. Nine months is a good estimate, but some builders can take a year.

Q: What if I need to move sooner?
A:

We try to keep a variety of homes in every stage of construction. You can find these homes on our website by using the home search tool, viewing available home listings by builder or neighborhood, or using the map tool and clicking on the green home available dots for more information.

Q: Do I have to buy the lot separately and get a construction loan?
A:

No, the builders purchase the lot on your behalf and carry the cost of the construction loan during the building process.

Q: What happens if interest rates go up?
A:

Many of our preferred lenders offer extended rate lock options for up to a year to protect against rate hikes.

Q: Do I need flood insurance?
A:

Most of the homesites in Riverside are currently in Flood Zone X, meaning that flood insurance is optional. Future Riverside homesites developed in closer proximity to the Wando River may or may not be in a flood zone that requires insurance.

Q: How much are the HOA dues?
A:

Dues are currently $1,555 annually. This includes care and upkeep of all amenities and common spaces, landscaping, and maintenance of all trails, ponds, Bolden Park and Bolden Lake.

Q: How do I decide on a plan and a lot?
A:

Just call or stop by the main sales center, and we can help narrow it down based on your needs and budget. Several builders may have homes that are a good fit.

Q: How many builders can you choose from?
A:

We currently have five custom builders in the Riverside neighborhood.

Q: Do the builders offer closing cost incentives?
A:

Yes, some of the builders do offer closing cost assistance with the use of preferred lender teams pre-selected by the builders.

Q: What contracts are used?
A:

Each builder has a separate contract filled out by the on-site Riverside sales agents, Haley Cuzzell and Patty Lynn Connell.

Q: Do the builders take contracts contingent on the sale of a current home?
A:

Yes, some of the builders take contingencies.

Q: Are real estate agents protected?
A:

Yes. Customers just need to register their agent on the first visit to the sales center if the agent cannot attend. The agent can also call or email the sales office in advance to register a client.

Q: Can I build a living space over the detached garage?
A:

Yes. It can be unfinished space or a finished room. Finished rooms can also include bathrooms and kitchenettes if desired. The maximum footprint for a detached garage is 600 square feet.

Q: Do you repeat the same floor plans?
A:

We try not to have homes look alike that are in sight distance of one another to enhance the custom look in the neighborhood.

Q: Do you have natural gas in Riverside?
A:

Yes. All homes have gas tankless water heaters, gas fireplaces, and gas ranges or cooktops, unless otherwise specified. Some builders use gas heat, and gas lanterns are included on some homes as well.

Q: Can I buy a lot and hold it and wait to build?
A:

Not at this time. Our goal is to have finished sidewalks and streetscapes and have construction completed in each phase to provide more of a community feel.
